Why do bathroom remodels cost so much for a small room?

Bathrooms are the most plumbing and waterproofing intensive room in the house, so cost per square foot is high even though the room is small. A bathroom packs tile, waterproofing, plumbing, electrical, ventilation, and finish carpentry into a tight footprint, and much of that work is slow and skilled.

What drives a bathroom remodel price up or down?

  • Layout changes. Moving the toilet, shower, or walls means new plumbing and adds the most cost.
  • Shower type. A curbless or frameless glass shower costs more than a standard alcove.
  • Tub. Freestanding and cast iron tubs cost more than acrylic drop ins.
  • Vanity and stone. Custom double vanities with slab tops add up quickly.
  • Extras. Heated floors, steam, niche lighting, and smart fixtures each add to the total.
  • Home condition. Hidden water damage or old plumbing found at demo.

Do bathroom remodels need a permit in the Bay Area?

Yes, most do. Once you move plumbing, change electrical, or alter walls, your city will require a permit and inspections. A simple vanity and fixture swap may not, but a true renovation will. How long does a bathroom remodel take?

Plan on 3 to 8 weeks of build time. A refresh runs 3 to 4 weeks, a full renovation 4 to 6 weeks, and a primary suite that involves moving walls 6 to 8 weeks, plus a design and permitting runway first.
